End of tenancy... return of deposit. Or not!
Discussion
I moved out of my last house mid-May (about 12 days before my tenancy actually ran out). My landlady used the DPS (deposit protection service) and right now she's sorting out stuff in the house to work out what I am getting back from my deposit.
This is what she wants to charge me out of my deposit..
I slightly damaged a plaster wall when taking out a picture hook so I'm being charged for replastering and repainting. Fair play for the plastering but not sure about the paint part, I'd been there 2 and a half years so does that count as fair-wear-tear... Probably not.
I lost a pair of granny curtains by accidentally throwing them away because I didn't recognise them at the end of the tenancy. They were on the inventory so I'm hoping she won't charge me a stupid ammount for them.
She had the chimney swept at my expensem, because I've used it and it's my responsibility to leave it ready for the next tennant.
Finally... I singed a small ammount of living room carpet with a portable heater when we had all that snow! (yes, I could kick myself!) She's sent me the invoice and is charging me the full ammount for the carpet. Underlay and all. However a friend of mine who used to be a landlord says she can only charge me for a percentage of the carpet. Is he right.
Opinions please! And try not to make me feel any stupider than I already am...
Can I argue any of this with the DPS?

It is a cost effective of fixing small damage as good as new without replastering. Then it just needs a dab of paint. If she wants the whole room repainted or replastered then that is her expense.
Replacing the carpet... Could it be repaired? Either way, you don't need to pay for underlay, that is royally taking the p*** and using you to renovate her house. Again.

The curtains are fair game to be honest but in terms of the wall then even charging for the filler and paint is being a bit idiotic to be honest. Charging to do the whole wall/room is just robbing you blind!
In terms of carpet I think that generally she can not get you for replacing the carpets if they have just became dirty (IE through normal use, I don't mean stains or filthy) but if you have burnt the carpet, and it must be replaced, then that should be at your cost. Underlay is not required however and she is just adding money on.
The good thing about it being in the protection scheme is that they will keep your money safe untill a decision is made!

agreed on the last post, a tennant should be reliable and trustworthy! I could never be a landlady as it'd drive me insane. I do realise that I am responsible for some replacements but I thought charging me so much is taking the michael. Just gotta wait for her to contact DPS and then I'll put in my opinion. Any further comments on my post would be gratefully received and considered. Though posts about me being a clumsy tennant need not be posted as I already know! Stupid heater... *kicks heater* *burns foot*
Think she's trying to charge me around £50 for the wall replaster, a tiny hole about an inch across that just needs a touch of polyfiller and paint!!!!! I've asked for a receipt to confirm this then I will tell DPS if I reckon it's ott!
