Timber Framed houses - estimated costs

I'm just pondering for possible future options here, but i could potentially get my hands on a 17m x 17m building plot at some stage. Not the biggest plot i agree, but the other plots on the street have had 4/5 bed detacheds built about 30 years ago, and this is the final one that my dad bought back then, and used to extend his garden. The sewers were allready in, but i presume they wouldn;t meet modern regs.

I was just daydreaming really, but something like this costs about 30k for the timber frame/stairs/doors etc. I'm guessing that foundations, finished with brick, nice kitchen and bathrooms, would cost about 120k ? Does that sound reasonable? I'm not talking top end finishes here, but maybe a few steps up from a typical barrat box.

+1 i would go for this. Did some research ages ago about such builds, best to go for a lower end finish and higher noise/thermal insulation factor. The small difference in money on such materials amounts to a big difference but one that is not spannable with a nice pretty finish. Solid, Dry, Warm, ventelated.... something like that order.

oh and nice plot, how much do you expect the house to take up of it?

Just about to Start our build. Goons for middle to high end finish and looking at approx £1200 per sq m so £100 per sq ft sounds spot on

Was noseing throught he offerings from Scandia Hus and they have some really cool designs as well as more trad stuff. Poss worth looking at either scany or german companies as pre-build stuff tends to be more common there and the options are larger. Most seem to have UK operations too.

Was quite taken with the Sputnik design from Scandia but it'd need a big plot to work well.

Thanks.. i actually just received their catalogue yesterday. They seem to be the market leaders.

I'm just trying to work out if it;s worth it, as i wouldn;t really need a quick build, and block and brick might be more cost effective.
