building costs
Discussion
how much might it cost me to get 2 5foot sections of external house wall knocked out to link two bits of a house/extension. the house bit has another level on top of it so would need a steel inserted to support floors above. I would also need a linking wall between the two existing structures and floor built to match the level of the 2 other sections The whole area would be about 25 sq ft (its an old porch area between house and extension). Would a couple of thousand cover it or am i way off the mark?

A picture would help immensely!Stig said:

I'm not a builder, but currently doing my own extension..
I'd say £2k would be more than enough, depending on materials required for the floor and whether any electrics/gas work is required.
I've just got a 6.6m RSJ for my extension for £150 (lots of shopping around)
Blocks work out at about £7 per m2
A bag of cement is £3, should do 4m2 (I think)
Bag of sand £40 (more than more than enough)
Putting the steel in will be the most difficult bit.
Building the wall is a days work, might need to be cavity? Perhaps a bit longer if bricks and not blocks.
Insulation
Knocking the walls out a few hours
Acrows (I think or strongboys?) needed for the RSJ, so that's the difficult and awkward bit. Still, probably only a day or two or work.
£1500 at a guess.

I think 2k is way off the mark.
Building regs will be required , assuming you do your own drawings the fees will be in the region of 2 - £300
Everything will have to be insulated to meet the regs , foundation under new wall, cavity wall I assume ? if so 1m deep .
Electrics , radiator , padstones for steels , boxing out , plasterer .
As a proper job to a proper builder I would expect that to be 7 k or so.
Hopefully for you, I may have totally mis interpreted your requirements

yikes thats quite a bit more than i had considered but i take your points on board, that may be why the current owners of the property didnt do this bit and ended up with a rubbish layout. I may need to think up other ways to use space better - or buy a different propertyBuilding regs will be required , assuming you do your own drawings the fees will be in the region of 2 - £300
