Estate agents pros and cons?

I have bought and sold a fair amount of propery over the last few years, and feel that I never really get the service I require from estate agents, plus I seem to pay a lot of commission for the service. Are agents stuck in a rut with the service they give and do the public just go along with that, with no other options.

If you were to select a few requirements for an agent to sell your property what would they be?

What do think agents could do to improve the service and attract more business.

You get stuffe dfor 4% here + advertising + expenses sometimes! :O

We have used a few, seem to charge a lot and dont follow up on our requests.
