New roof required!

I need to replace the roof (trust me, it's knackered!) on a standard 2 bed Victorian terraced house.

I've had a quote of £4k + VAT and that covers everything and assumes that the roof joists etc won't need replacing.

Does this seem reasonable?

Prices vary due to location etc. Have you not got 3+ quotes?

I haven't got any more quotes which I know isn't clever but the guy has done numerous jobs for me over the years and was originally personally recommnded by 2 friends of mine.

The job is in Surrey so probably paying a labour rate of £150 per day.

It doesnt sound bad and if you know and trust the guy its worth paying for the peace of mind

I know little about roof prices. But I fully subscribe to what he said.

£4000 and roofs however does remind me of my dads example of inflation:

For £4000 in the mid/late 70s my parents purchased a house.
For £4000 in the 80s my parents had 2 small extensions built (small bedroom size)
For £4000 in the late 90s my parents had pitched roofs put over the original flat roofs of the extensions (looks much better)

And now for £4000 you're probably having the tiles / felt replaced on about the same area of roof.

In another 10 years I guess we'll be able to buy a single roof tile! smile

Very dependant on area.

A typical 2 bed terrace in Staffs is circa £2.5k to strip, new felt, lathes and tiles.

Last one I had done (2 guys) stated at 8am, job finished for 6pm.
