I know little about roof prices. But I fully subscribe to what he said.£4000 and roofs however does remind me of my dads example of inflation:
For £4000 in the mid/late 70s my parents purchased a house.
For £4000 in the 80s my parents had 2 small extensions built (small bedroom size)
For £4000 in the late 90s my parents had pitched roofs put over the original flat roofs of the extensions (looks much better)
And now for £4000 you're probably having the tiles / felt replaced on about the same area of roof.
In another 10 years I guess we'll be able to buy a single roof tile!
