Am awaiting br has to check it out. However tennants have no hot water or heating.
This is in Reading and a combi boiler 3 bed semi if it is shot how much for a fitter boiler am I looking at and how long usually from ordering to getting it fitted - emergency clearly as tennants will not have hot water
I'm hoping it's fixable by br gas - I have the landlords cover but if it's caput then it's a new one only.
It's early 1990's I'm asuning I'd qualify for boiler scrappage scheme?

Not sure if it helps, but we had a combi put into our 3 bed terrace in London (so London premiums apply, if they are to be believed) for £2k, a couple of years ago.
I think this is the top end of the price range and we may have over-paid a little. Having said that it was a vaillant boiler, which is meant to be a decent make, and we bought the bigger (as opposed to the smaller) one.

Whether the boiler is shot or not, if the boiler is old, then consider replacement. In Bristol I can get boiler installed in rented property within 48 hours, so don’t see why you should not be able to do the same in Reading. Depending on the age of the system, but on installation of new boiler, I also get a power flush of the complete system carried out.
As for no hot water, not so much a problem if tenant/s have electric shower, kettle etc., it is the loss of heating that normally increases the urgency for me/my tenants.
My last flat/boiler installation, before boiler boiler scrappage scheme, cost me £1850.

I have spoken to a boiler fitter on the phone who took me through the options (just in case it cannot be fixed) so looking like min spec boiler is c£500 Glowplug?? up to Bosch & Veilside or something like that which would be c£1k fitting is c£700 so I have ball park numbers.As for no hot water, not so much a problem if tenant/s have electric shower, kettle etc., it is the loss of heating that normally increases the urgency for me/my tenants.

I fully agree about better to change than let it fail but for now I just need it working as in yesterday.
Sadly I have mixer showers super hard water in reading meant I scrapped the electric showers as they lasted at most a year then throw away items... clearly now I have this issue...
At times as landlords in a similar situation we all wish we were blessed with that “bright lamp of hindsight”, do we repair or replace? I have spent good money on repair, only a few weeks later, having to pay again for a new installation.
As to your predicament, if you have a plum centre type trader near you, then some times they have a list of recommended Gas Safe registered plumbers/engineers, or if not there staff can usually offer verbal recommendations.
