HIP requirements

One of my neighbours, who has sold STC, has approached us and asked whether we are thinking of selling and could he have first refusal if so (our house is bigger). As it happens, we have been talking about looking for somewhere else.

If that situation were to proceed, minus an estate agent, at what point, if at all, would I need a HIP?

A HIP is not required if no marketing of your property has taken place.

As your house has not been marketed and you have, essentially, a private sale, you do not need a HIP.
