Anyone know much about student tenancy etc?

Hi there, if anyone could help that would be great!
Quick question, if two houses next door to each other were rented out from the same landlord by a group of students (they are student properties), through a letting agency, and the landlord specified that the houses should be mixed. The students (a mixed group) put themselves down as being mixed but in reality one or two actually swapped so that one house was mixed but the other was all male.
Say the landlord found out about this and didn't like it, what would be the course of action? Would they be allowed to swap back to how the houses are on paper? Presumably this would be the first measure before any kind of actual legal action would be taken, ie eviction etc.
Let's say the houses are being kept in good, clean and tidy order, and no complaints from neighbours etc.

Pretty sure there's a law against specifying who can, or cannot live in a property by gender.
I tried to get female students in one of my houses (it's better suited to ladies anyway), but the agent said it was thin ice to specify, and they couldn't (even on the quiet) guarantee anything.
Saying that, the agent that deals with this place are a pack of useless f
kwits, so that's exactly the kind of thing they would say.

One of these combinations will probably end in something getting broken and more than likely, fire.
And I don't mean any kind of backdoor action...

I have two multi occupied houses let to female students only, and I confirm girls are far, far worse than boys, although their parents would not agree.
Sex, drugs, booze and boys are all on the agenda, with the former nothing left to the imagination, not being embarrassed or ashamed at how you see them dressed, or rather undressed and what they leave on display.

I would imagine that the tenants are violating any agreement, Potentially sub-letting the property that they rent to the ones now in the room.
So IF the land lord finds out there is a good chance your lease is void and anyone who swaps rooms might be made homeless.
Put it this way I rent out a few rooms, If I got home to find that the guy I rented the room out to has moved next door, but its ok as the neighbor is taking over I would be pissed.

We don't, we want one house of six lads and one house with 4 girls and two lads, just because the girls don't really want to be split up. Landlord wants two mixed houses though, reasoning that he had a bad experience with an all male house last year, they must have caused some damage or something.Cheers

Going to speak to the letting agent today, hopefully we can sort it out. Although anyone who knows the law I would be very glad to hear from!

The problem with students coming together for the first time is that they may all not hit it off, they may not all have the same values towards, sex, drink and partying. One student is vacating a property this week, simply because she can't live in such a mess that the other girls create.

Mixed groups work better, from experience. it also far heightens the chances of having other girls popping rounsd, and makes for much better house parties.
Finally - if they are living in a house, its morel ikely that they are in their 2nd year, and will have chosen who to live with?
Its only really Halls in first year where you get bundled in at random.

Although the biggest problem both had was lads staying over and then drinking all the milk in the morning - really used to piss them off!It's sorted now, managed to pursuede one of the girls to move to the other house. I'm actually living in the house with the girls, just they didn't want to split up and landlord wasn't having an all male house.
Yeah we are first years now, sorting out our houses for 2nd year.
edit: Best bit about these houses from a PH point of view is they come with 2 garages which no one has use for cos there's a load of parking space... I'm seeing my E36 turning into a trackday machine in one and a Spitfire being restored in the other

To be honest I would go with your solution for a while and just see how it works out. If it ends up being that the girls do all want to live together then simply swap over. Difficult call as to actually tell the landlord as to be honest as so long as there's no damage at the end of the year, then that's surely the priority?
If you're all mates and living next door to each other then you'll probably find you use one house more than the other anyway, plus surely as a large(ish) house there'll be a fair amount of other people sleeping over etc?
