I'm renovating a 2nd floor flat and whilst they normally don't add the value they cost, teh kitchen has a tiny windowand qis pretty largew and it also has great views stretching for about 6 miles, so I am tempted.

Does anyone know what the approximate ballpark cost of this would be including all the work - modifyingthe roof etc. 1.5k, 3k, 5k...?

Windows themselves range from £150 (smallest) up to £500 (fire exit windows).
Flashing kit about £50 dependant on size / type of roof.
My roofer fits for £300 per window.
Then you'll have plasterboard / plastering / decoration to make good.

Best bet would be budget between £750 and a grand?

More if you need special access to the roof, over and above a ladder (i.e. scaffold).

Budget more if you need planning permission (listed building / conservation area) and / or landlords consent.

i can get you a good price on any velux product as i am a stockist for them, so you know what you should be paying? if you want to email me the size & style you want? i.e Centre pivot or top opener? white or pvc? what glass you want in it? and what tiles you have i will be happy too help.

We had 2 windows each around 80cm by 50cm IIRC for under £1000, this included all work to the roof etc. Well worth buying the blinds to go in them aswell.

You will more than likely need the freeholder's permission before altering the size and style of a window, check that before going ahead.

I need a new roller blind for a Velux window - from memory it's about 120cm square. The kind with the wooden strip - do you supply those?

Can have a look for you , open your window there will be a plaque saying the window style and size ..

i.e GGL for centre pivot in timber, and S06 i think this will be your size?? 114 W x 118 H.

you then have a choice of about 200 colours hehe

by memory the plaque is on the top as you pull it down by the handle

No offence to the trader posting here (honestly) but you really should try shopping around and see if you can get access to a trade supplier.

I bought 22 Velux windows last year and the best price I got from any public supplier was 40% higher than Travis Perkins (a builders merchant in case you haven't heard of them).

I'm not associated with TP, just buy stuff from them.

You'll definately need Freeholders permission to install the window. Strictly speaking that permission sould be caveated that the alteration comply/have all Local Authority consents too. There could also be Party Wall matters depending where it is positioned.

Depending on the location of the building and the location of the window itself the Local Authority consents maybe costly and problematic.

Is the window going to be near the boundary line (either between flats or neighbouring buildings)?

As the trade poster said, when you open the window, on the top right hand corner will be a little aluminium plate, with firstly the type of window (GGL, GHU, GGU, GPU etc) then four digits which relate to the glazing, then a letter (C, M, P, S, U) which relates to the width of the window) then two digits (02,04,06,08,10) which relate to the windows height). Width is always given before height (just like maps when horizontal co-ordinates are given before vertical).

As a Builders Merchant myself, we supply both Velux and Keylite windows, but I prefer to be on here giving advice rather than touting for business. PM me via my profile if you must, but I'm on holiday at the moment, so it may be a few days before I can get back to you.

Just to make it clear i am not touting for business, just offering advice so people dont get ripped of and offering to get someone a price so they have a rough guide on prices.

I hate to tell you this...but somewhere along the line thay WILL be ripping you off. I know, I sold my business to them ten years ago & worked with them for a few months...its in their nature to catch you when youre not looking & you will allways be better off with an independant merchant.

As said, many people on here post on here to offer advice rather that touting for business.

Keylite seem to be a very good alternative to Velux & are a good deal cheaper, I would suggest they're well worth a look if you have a local stockist.

I don't buy straight runs of timber from TP, they're normally 10% dearer than some of the timber specialists around here...

Hi, we charge around £250-300 depending on size of window and type of roofing material.
