Will be moving into new build in next two months, i'll eat my hat if they aren't any faults but does anyone have experience of professional snagging companies? Inspections for 5 bed houses are around £500 so not cheap but could be worth it? Thoughts?

Afraid not. I've seen a website where you can download a list to DIY, i must admit i am a fussy bd so probably would fine a lot of the faults but this is nagging at me-they are more likely to fix any faults before we complete!!

If you're that fussy then do it yourself because you'll only end up disappaointed with any snagging service offered.

Why exactly?

In the hope to put you through the trauma of having the walls reskimmed in a brand new house?

We've just been through this. A few things that I would never have dreamed would be wrong:

- hot water pipes from tank on 2nd floor right down to kitchen not fixed to studwork, so they rattled when taps were used, required large holes in ceilings and walls to fix

- very expensive porcelain tiles laid poorly due to substandard concrete floor

- central heating and water stats wired backwards

I could go on with myriad minor niggles, but these seemed quite bizarre.

I would, our shower tray leaked too.

I did the list myself, just be really harsh and don't let them fob you off with a quick whizz round the house, you should get:

- initial list done on handover day, should be resolved prior to move in
- 14-day list
- ongoing (up to 2 years I think)

Some things I never thought they would do but they did:

- replace several entire downlighters because of minor overpaint marks
- rewire outside light after I drilled through it
