I need some information from you local PHers - are any of you farmiliar with the Manchester Road area. I have seen a nice house there but I don't know the area well and would be interested in getting some local veiws. So far I am led to believe that it s a nice area of town but I am yet to be fully convinced on the point.

There are some nice areas in Burnley - as there probably are in the East Midlands - best bet is to drive down & have a look. It will be very obvious if it's an area you wouldn't mind living in or not.

I have been down and it seemed perfectly acceptable and actually very nice. I also went to some very poor areas and I would rather not visit them ever again. However, I would like to confirm with some locals how 'good' the area really is. The agent says it is very sought after.

Manchester Road has some nice old houses on it but between there and junctions 9 and 10 of the M65 there is a triangle where you'd want to avoid. Depending on where you "need" to live for work etc. there are some nice small villages not far from the Manchester Road area such as Crawshawbooth, Cliviger, Fence and Barrowford all within 10/15minutes.

Just read your second post. "Sought after" would seem to be pure estate agent speak. Houses in the bracket £200k - £450k are the ones which aren't moving up here, below and over the bracket seem to be ok.

It depends where on Manchester Road it is, if it's at the town end near the train station, then I wouldn't want to live there, but if it's further up the hill and heading out into the sticks, then it's not too bad. We used to live up near the Scott Park area, which near Manchester Road was ok, but where we were was slap bang between two estates and you could set your watch by the nightly fire engine. (saying that, from what I hear it's not that bad there now)

Very much depends where on Manchester Road as other have said. Basically, the further up you go the better. The bottom end around the station isn't great but in general it's not a bad area.

Same as most towns really, there are good and bad areas, just depends what you want.

my cousin has a house on manchester road! ive never been in it but she likes it. i myself could never bring myself to live in burnley though :/
