Sorry, I know this is getting boring but ANOTHER house question.

As per other thread I have now bought.

What do I do now? I have no clue.

am I typically ok sorting out mortgage through agents mortgage people. the rates for the banks they are getting do match what you get in the branch itself.

any advise much appreciated. also getting the place fully furnished seems a minefield in itself.

seems making the offer is the easy bit wink

Yep. And if you choose the former then typically you masturbate/defecate/both simultaneously in each room in turn. At least, that's what I do.

How much deposit do you have?

See what the agents can offer you but check out your bank too, pick the one that suits your needs and hope they give an AIP. Appoint a solicitors, give them money for doing nothing. Wait.

Get a soliciotor and they sort it out.

p.s. theres a long way to go before you have 'bought' the house, you've mearly agreed a price.

You know when Hamilton won the F1 championship? that was the day I agreed a price and still havnt 'bought' it (dont ask).

Find out its a death trap after all when surveys bring up all sorts of crap.

Move in and find out it's actually worse then the survey said!

So you haven't actually bought the house yet .. but an offer has been accepted?

I'd worry about solicitors, mortgage (& other neccesary costs) first before interior decor .. make a list!

Having gone through it 4 times, i'd say the removals bit was the most stressful .. mostly because i can't do without my office.

The other thing you can expect is the constant calls chasing everyone up,
when they say 'I will find out and call you back in a jiffy' actually means you will be calling then 24 hours later to find out what the outcome was.
And when you get a moving date- don't put all eggs in one basket, expect it to change at the last minute hehe

I collected my keys on Thursday - i know how you feel, congrats smile

Speak to the agent and get them to recommend a solicitor, someone they trust whom they have a good relationship with and can push things along quickly.

You need to arrange your mortgage with the bank, im guessing you have already done this and have a mortgage in principal?

Arrange some insurance, the deal will not go through unless the bank are happy they will be paid out if you burn the place to the ground.

Decide if you want a valuation or a survey to be completed. This needs to be done so the bank know the property is worth as much as you are stating and is in a decent structural condition. I opted for the valuation only as a previous deal had fallen through on my property. Because i used a solicitor recommended by the estate agent they kindly informed me on the QT that the guy who wished to buy my house but couldnt had done a full structural survey (£600!!) and all was ok!!! yikes lucky yes i know...

Then its in the luck of the gods. I completed in three weeks with no chain as a FTB and i knocked 40k of the asking price.

The day until you get the keys will shatter your nerves.
