Apologies if this has been covered in the past. Can anyone recommend a good cheap supplier of HIPs?

I thought quite a few people were getting round this by simply offering the sale to any estate agent on the basis of "do you want the business or not"?

IANAL but OH is and says it is illegal for an estate agent to market your property if you haven't instructed a HIP firm first.
Probably won't stop them though.

I thought Hip2go was aimed at companies rather than individuals. They certainly don't seem to have any costs on their site.

C'mon, someone must have used a company to compile their HIP and have an opinion of them?

I ended up going with http://www.myhiphome.co.uk/ - £200. All done in 2 weeks smile I was called/mailed every step of the way and I'm pleased with it all in.

Not right thrilled with having had to do it, mind....

anyone know the score of an 'estate agent referal'

i know that if it isn't being marketed and you sell to your mate you don't need a hip.

BUT friends of ours want to sell a place. it is NOT being marketed yet. but when getting agents around one of them said they had a guy renting in their building and who wanted to buy (nothing for sale). agent said that because it wasn't being marketed that no hip wqas needed.... my interpretation is that as soon as an agent gets involved (AT ALL) that counts as marketing..(and so a hip would be needed).

i am happy to be wrong. i just don't want them getting in ste for the sake of only £300...

We "swapped" houses with someone before our house was on the market and did not need a HIP or pay any agents fees biggrin

Did the EA mention his fees and a contract before refering you to the other guy? There is some legal requirement for him to do so, or he cannot force you to act through him smile

before you go to the troube of getting a hip. it's worth noting the fine for not having one is only £200

isn't that per week or something..?

anyway.. ours was £300 and i actually think it's moderately interesting in that we live in an old house with ropey insulation and no newfangled lightbulbs but a condensing boiler and we came out with a D which surprised...

However, and not a lot of people seem to know this, from 1 October exchange of contracts requires the seller to obtain an EPC, which is only part of a HIP but is probably the most important part. This applies to residential as well as commercial properties.

Not sure how they are regulated, but IMHO the people who do them are a complete waste of time. When ours was done, the 12 year old who turned up at the door asked me if it was detached or semi detached. I asked him to go outside and come in again. The report said we had no low energy light bulbs. What, except for the ones in the bathroom, kitchem lounge, bedrooms and hallways? He said we had old style un-regulated storage heaters, even though 2 months previously I fitted brand new, regulated storage heaters. He suggested using cavity wall insulation, even though the house was built in 1890 and only has one wall........ still, they were pretty cheap!

Exactly and whos going to base a descision on whether to buy a house on a hip anyway?

From what I can see, its just another hoop to jump through!

I imagine that 90% of the people that have jumped through the hoops to get certified to make us jump through hoops are now signing on the dole anyway!
