Hi everyone,

I have some questions about some mining survey results we have recently received on a couple of houses.

My parents are looking to buy the house next door("P1") to their current property. My sister will then purchase my parents house ("P2"). The houses are both detached but situated about 2/3 feet apart with joining boundaries.

The survey of P1 has come back with the all clear and states "no recorded mines working adjacent to the property".

The survey of P2 has come back stating their may be a shaft within the property boundaries.

As the property boundaries meet each other this seems strange. Surely both surveys should have picked up the supposed shaft with the survey on P1 saying "potential shaft adjacent to the property boundary".

Speaking with the surveying company who picked up the shaft and asking why the other survey didn't they have responded "Our records go back further than the other companies". I thought they would all use the same information, from a central database, and therefore this excuse is rubbish. Or is it possible they have different sources?

The first company has suggested drilling under the house to try and locate the shaft at a cost of £3,000. The second company has said "Ah, if this is company X, then it is not unheard of for shafts to be invented to gain the extra work".

What do people think? What we are trying to do is build information to decide if one company is trying to rip us off. If both companies had come back with "there may be a shaft under P2" then the investigation would have been done with no questions asked.

The properties are both in Cornwall which does have loads of mines so it may be true.

If both companies are working from the same information it points to an inaccuracy. If one company may have older maps than the other than it may all be genuine (although we would redo the clear survey with whichever company has the most information)

If anyone knows how this works can they let me know please?

Thanks

West Cornwall I assume?

It's not uncommon for their to be several different results for the same property. I know it happened to me years ago when selling - there's a shaft, no there isn't, yes there is. Some places have very inaccurate mining maps because of the age of them and n one knows for sure where the addits go.
