went to view a house today...
Discussion
so i saw a houe today thats on the same road where i work, so after looking around and asking the usual questions, we came onto the subject of planning, it has had planning submitted for an exstension downstairs for a larger kitchen.
She explained that its been in for a few weeks and is pending, if i wanted to view the details on it i should go up to the office which is also on the main street in the town i work in.
Anyway i said somehting along the lines of, i dont have time now, but we go to the pub on a friday lunch time so as im passing i'll call in then.
at some point she cut me off and started asking me where the pub was ect, then at the end of the convo she said something like "well let your boss know thanks for the invite but i wont be able to go" (roughly i cant properly remember it)
i was left totally confused, had she thought i was inviting her to the pub? i wouldnt have minded but she was old enough to be my mother (dont get me wrong i find older women attractive) she was far far too old.
im now slightly un settled about going back into the agents tomorrow, its totally thrown me off!!
and whilst im on the subject this house is up for £245k its been on the market for about 6months, it needs re decorating and obv the extension building. she tried telling me that it was on the market for a few weeks, however as i pass it everyday i know that to be total b
ks! What should i offer? i was thinking 190k....

200K?
Bloody hell, pocket money has gone up since I was your age.
well its either continue to spend £500 a month on fuel or get a house close to work untill our family home has the planning sorted and is finished, then i can re mortgauge the house near work to pay for the work on the family home, rent it out to pay for the mortgauge then voila, one family home and no monthly out goings, apart from utilities.Bloody hell, pocket money has gone up since I was your age.
Offer £255k.. come on, property prices have got to start recovering at some point, take one for the team you selfish sod.
And as for whether Mrs Robinson wants to boff you, if *you* can't even be arsed to partake fully in *your* conversation how the fuc..oh, look a wasp. Cool. Like a fly dressed as a tiger..... Where were we?

£250k house? You look about 19 mate - sorry. Am I missing something here?
i dont know are you?I wouldn't be thinking of buying a house just now with the idea of then trying to remortgage it ... in a downward market? That is daft.

My advice would be to check out the land registry documents either online or in person if you can. The proper docs the free online stuff is okay but doesn't have all the details. For about a tenner these can be quite informative and should give you juicy info like when she bought it, price and if she has any further standard securities on it. Giving you a crucial insight into her financial status and viability of lo-ballin' her.
Once you have all that info. make an educated guess as to what she would accept. 254k in a stagnant market is a solid reason why its been up for sale for 6months.

offer what you like tbh I just got 30% off a new build flat in the midlands. The market has continued to slow down so go for it
It's certainly better to offer honestly. A dishonest offer really won't do.
I got 30% off an apple today, so you should definitely offer below the asking price of a melon.

Nah. Assuming the old girl lives alone, introduce her to Rad Rammage, who will do her to death. Then buy the property dead cheap at the subsequent estate auction.Once you have all that info. make an educated guess as to what she would accept. 254k in a stagnant market is a solid reason why its been up for sale for 6months.
Depends why she is selling. There is no sense in offering too high in this market if you are in a position to go ahead. If she really wants to sell, she may tell you what she really wants for it after you lowball her, given the fact that there is no chain below you.
Usual stuff, don't ask, don't get.

It is on the downturn, however if i can offer 30% less than asking price then its offset the loss in value that it may suffer from in the next 2 years.
People say not to buy now, me included, but there are some very good and pretty safe buys out there right now.

(my folks recently bought a buy to let place that was for sale due to divorce. They got it for an absolute steal even with prices still tumbling.)
