I'll do it for £5000 more but will answer the phone when you call me, during office hours and wont skip the job till it is finished. will also avoid smarming up to your missus and wont traipse muddy shoes through the house either.

Customer - How much is a bit of wood?

Me - What size?

Customer - I dont know

Me - Then how can I price it for you?

Customer - I dont know, give me an average price.

Me - How much do you want?

Customer - I dont know?

Me - Then bugger off & come back whan you do know what you want!!

Colin - talk to a quantity surveyor & they might be able to give you a rough idea on a basic price per m2 for new build - but I doubt it will be of much help to you as it depends on so many things.

We had the back of the house extended quite a bit & we designed the whole thing with the builder - it was quite a bit bigger than what youre looking for & the whole thing cost £30k + you might get it done for half that but without knowing what you want how on earth can anyone tell you?

Nick

A good way of doing it is get 3-4 quotes in from builders or make a list of all the trades you will need

1/Architect for the drawings
2/Groundworker (You could do most of this yourself)
3/Bricklayer
4/Chippy
5/plumber
6/Electrician
7/tiler (roof)
8/tiler (bathroom)

Find established trades and get 3 quotes for each trade, you will have to oversee the quality of work for each trade but this is a sometimes more affordable way of doing it.

Dont always go for the cheapest.

Edtied to add,
Also ask the trades for Supply and fix or just fix quotes.

Once you have a set of drawings you can take them to any builders merchants and ask for a breakdown of material costs.

It all depends on size, area your in, materials you want to use, how quick you want the job done and how good a finish you want.

To add a touch of seriousness to this thread.....you should be looking at around £800 - £900/m²

Therefore for 12m² extension allow between £9,600.00 and £10,800.00 assuming single storey and no abnormalities.

This is of course ball park.........and based on a whole load of assumptions that I am not going to list here. Shameless plug I know.......but if you need some proper advice I am a Quantity surveyor so email me direct.

As a very, very rough estimate (kitchens and bathrooms obviously more due to extra plumbing, electrics and fitting out) £1000m2

Will you also get rid of the unflushable extra large builders turd that accompanies all builders working on your house ?
