Last Monday we had all the roofline replaced, soffits, fascias, guttering etc. I have just been up into the loft, 1st time since we had it done, and was shocked. The roof is dripping wet, condensation is dripping off the felt on the underside of the roof tiles and off the roof beams and onto several items kept up in the loft. Pools of water are collecting on items, the fibreglass insulation is sodden, very soon I fear it will start to dampen the plaster and we will see it on the upstairs ceilings. We have been here ten years and never had this before. Got to be a problem with the roofline installation obviously, and I will be in touch with them in the morning.

Any clues as to what they may have done wrong? the original soffit was vented, the new soffit is not vented as there is a continuous vent running along the top of the fascia underneath the bird guard, but this venting may well be in the wrong location judging by what's happened.

The soffit needs venting ,have you got ridge tile vents at the top of the roof?.

Ventilation - lack of it. I suggest you keep your loft door open for a bit to encourage circulation.

The ridge tiles arent vented, obviously the new vent at the top of the fascia isnt hitting the spot.

Yep, doing that now, it is drying out a little.

BG ,if i was you i would be inclined to contact the local council,Buildings Dept, and ask to speak with one of the local building inspectors.
He will be "in touch" on the types of venting and regulations in your area, and will tell you all you need to know.

Wether the vents are in the soffit or facia it doesn't make a difference as long as you have enough gaps it works.

Prob is you have to have somewhere for the air to go and not sit there in the loft space.

With the added insulation that peeps are now forced to bung in their loft it gets mighty cold up there and we all know what happens when cold air meets warm (fog plus a crash on the M25)

So cross ventillation is the way to go ie ridge vents or depending on the type of gaff you have gable to gable vents will work.

As for opening up the loft hatch (PODs advice) unless you want the bats to wake you up early and be buzzing round your bedroom.... not a good idea.More hot air in a cold space breeds more condensation without the dreaded vents.
All INMOP

BTW A few years back now(more like twenty I reckon) I was called out to a clients house to comment on the black mould on the ceilings .

I ventured into the loft ....no vents to be seen (1970ish place) it was a mess mould and sh!t everywhere.

All fixed with a few simple vents placed in the correct location.
