A neighbour has just had PP "approved with conditions" for replacement windows (actually refurb frames & sashes and replace glass with slimline double glazing). I've got the Planning Portal reference and the Planning Application reference but I can't see what these conditions are. We're in a conservation area with an Article 4 Direction and I want to do the same to my windows so I'm curious what 'extras' planning have stipulated. It was approved this week, should I just wait a bit?

Of course I could get off my fat arse and talk with them but PH rarely fails to deliver smile

The conditions will be listed on the decision notice. The decision notice should be visible online.

Not yet; redacted application, elevation view, location plan etc but no approval document. I suspect I'm just jumping the gun a bit.

If it was only approved in the past week you may need to wait another week for the approval document to get uploaded.

What is the Article 4 controlling in your CA, removal of PD rights in connection with window alterations presumably?

"All external alterations". I suspect the conditions will be related to the change from single to double glazed; maybe a requirement for heritage glass, don't know.

Well thats a broad description and it will completely remove any ability to add windows under PD rights. It seems a bit over the top for it include change of glass type on a non listed building but at the same time would be very difficult to prove that changing the glass type from single to double glazed is not an 'alteration' so you will need to make an application. They used to be free once upon a time but please check in the planning portal as they have probably found a way to charge for that since I last did an application that required approval solely by dint of the fact it was triggered by an A4 directive (change of front door colour in that case).

At least one of the authorities I deal with in central London has now started to allow replacement double glazed windows in listed buildings so things are moving to finally accept modern thermal insulation measures.

In the modern world? Are you mad ?! laugh

Anyway, the results are in, the appropriate files were added this morning, I'm sure everyone has been on tenterhooks .. the conditions are that the changes must be the same as detailed in the planning application which are "like-for-like replacement for the sash panels. [we] intend to install slimline heritage double-glazed sash panels within the original window frames. These sash panels will be made of accoya hardwood, painted white to match current design, comprised of 4mm glass, 6mm crypton gas, and 4mm glass".

Curious wording 'sash panels' - the two sliding glazed parts are just called 'sashes'.
