Ending Fixed term tenancy early.
Discussion
Nephew found himself in a bit of a pickle. Moved to a new rented place on back of an agreed start on a graduate scheme. 'Circumstances' have conspired against him, security clearance revoked and job offer withdrawn.
Wants to move back home, but has 12 month fixed term tenancy , 10 months to go, no break clause in contract.
Has spoken with letting agency who has said that landlord has agreed that if nephew pays letting fees - £550- the tenancy can be ended early once new tenants found and move in- nephew only pays rent up til that date ( on top of letting fees).
From my internet digging, that doesn't seem to bad - have I missed anything? Only 'angle ' I can think of is letting agency take letting fee up front and then dont do anything/much about finding new tenants and nephew ends up paying rent ( or not!) for endlesss months until end of fixed term.

Sounds OK - same thing has happened to tenants of mine.
As a landlord, if the tenant wants out, then I am happy to let them go early if they pay the costs associated with it.
There is no real reason for the agents to go slow on reletting the property, they should be wanting to keep the landlord happy, and in most locations there are tenants lining up for properties
