Insurance for outbuilding

We’re around half way through a “building project”. I’ve just realised I not quite sure how to refer to it, I’ve been saying extension… but it’s an extension to our detached garage. The double garage is single skin brick with a pitched roof and the extension is to the back of it is around 7m x 5m, and fully confirming to building regs, with cavity, etc.

We’re going to use it for a gym and 2 offices. Total cost will be around £45k.

I’ve suddenly had a thought about insurance, would it and all contents be covered by our normal policy as long as the contents values and rebuild value are covered (and maybe we have to add 3 additional living rooms). Or because it’s not attached to the house would it be treated differently?

I believe that will depend on your specific insurer. Check with them.

Many only offer minimal contents cover for detached garages, but treat them as part of the home if attached.
Just got new insurance for our holiday home & specifically asked that the detached garage could have min £5K contents cover.

If declared, the buildings cover ought to be straightforward.

I would say if it is not clearly declared both the buildings and the contents would no be covered. It is obviously on a case by case basis though !

I have a 90ftx30ft barn on the grounds of our family house.
The house insurance specifically covers rebuild of all structures in the curtilage (As long as no building is for commercial use. ) , but doesn't cover contents of outbuildings, unless I pay extra.

Owing to my barn being so big, and under a lot of trees (which could fall on it) I rang up and asked.

When I do insurance one of the questions is do you have outbuildings. So I suppose it depends on how you answer and the small print.

You say two offices. Is this hence business use ? That won't be covered I suspect by the house insurance if it goes beyond work from home

Thanks for the responses, I guess I’d better give them a call, sounds like it’s going to be a bit of a pain getting quotes each yeah.

Offices are purely for work from home, 4th kid in the way, so bedrooms no longer an option!
