Hi,

I plan to offer on a piece of farm land in Scotland. Basic bare land, no buildings.

After contacting a couple of local firms, most want £500-600 to make an unsuccessful offer. Is this the norm? I am used to offering on resi property where the offer being placed is usually gratis in the hope they get the conveyancing fee if successful.

Does anyone know of a firm that wont charge for an unsuccessful offer, or a more keenly priced one?

That's about the going rate at the lower end of the price spectrum. I think you're be lucky to find a solicitor who won't charge for putting an offer forwards.

Apologies for my complete lack of knowledge, but is there actually a bit of work involved rather than making a phone call to the selling agent with a number then?

They have to prepare a document outlining the offer and send it to the prospective seller. It's a legal requirement to have a solicitor do this in Scotland. It might seem like money for old rope to be honest, but it's part of the system.
