Hey all - wanted to get the collective PH wisdom on this one.

Trying to move house. Garage is a massive requirement for me. Finally found a road with two properties for sale - same layout & plot.

The one I'm after has been remodelled inside & done really well. However, they've converted half the double garage into living space. The problem is that the boiler & hot water tank are at the back of the garage where I want to put my car in. But I am not convinced with these items I can get my car in and close the door.

So I'm loathed into thinking I don't want to miss out on a property due to a boiler location, and want it effectively moved in such a way I can still get my car in. One option is to go the 'other side' of the garage where the living space is, there's a brick built wall separating it. How much should I budget for this? Are there any recommendations how to play this with the agent when making an offer - can I say 'subject to' [me getting a plumber out to tell me if this can even be done for a sensible price]

There is the property two doors down, but internally isnt quite what I want, and it's £45k more

Moving a hot water tank is not a huge job at all as it's literally just a tank so all that needs doing is the pipework. Therefore as long as it's easy to get to the pipes and you're not moving them far (which it sounds like you're not) I'd expect it to be done in a day. The boiler is more complex and has regulations but typically these are mounted higher on walls so I'd be surprised if the boiler itself was in the way of the car, hopefully it should be high enough not to cause an issue.

Caveat: I'm no expert but we did have our hot water tank relocated a couple of years ago but it was part of larger works so I don't have an exact cost I'm afraid.

Thank you SunsetZed - yes, not far, I suppose drilling through a brick wall could be a pain. And then I'd need a carpenter to hide the tank somewhere.

The boiler is mounted to the wall behind the hot water tank, but its height is only 3 paint pots off the ground, meaning if it was being serviced, the engineer would be kneeling to access the controls. But I think if the boiler remained where it is anyway that there would be enough clearance for my car as it won't take up the entire length of the garage

Highly unlikely the vendor will knock money off because you don’t like where the plumbing is.

How old is the boiler and is it non condensing? You may find some gas fitters refuse to move it!

I don't know where you're based but if it was round here I think realistically I'd say that in my head I'd think that the worst case scenario to move the tank and get a carpenter to box it in would be £2k and add another £3k for moving and replacing the boiler (unless the boiler is less than a couple of years old I would replace it as the boiler itself is only about £1k of the cost).

In short a lot less than the 45k for the other property (that you didn't like so much!).

For clarity, wasn't looking to under-offer based on boiler placement. Was just in a place of bidding before being able to get a proper quote
