One of the estate agents who came to view our house today, said they've stopped using zoopla, and gave some reason that was vaguely Spurious but believable if you are as stupid as me. Says everyone uses Rightmove.
Now I know this can't be true, because my nephew told me that 30

Anyone seriously looking for a new home will be checking all the sites so as long as you are one right move I’m sure your listing will be seen.

i only ever check rightmove and it seems to be the go to for my friends and family

i had assumed if it was on zoopla etc it would also be on rightmove..

I only ever use Rightmove. As above, it seems most EA’s use Rightmove plus one other, either Zoopla or On the Market. As such, I just use Rightmove.

Rightmove is pretty close to monopoly status as far as property portals go.

So if an estate agent (Abode Midlands) says they've stopped using zoopla, because everyone uses right move and it uses algarithoms to automatically value properties that are totally wrong which gives both buyer and sellers the wrong impression, it wouldn't be too much of a red flag?

Whilst on the subject, what would you price this at.

Rightmove gets the majority of traffic, but Zoopla/Primelocation isn't an insignificant amount of search - especially in London and South East.

OnTheMarket which was the "agent owned" portal who originally had a rule which meant if you were using OnTheMarket you could only use one other portal could be the reason why they've continued to stick.

I'd never use an agent who wasn't on Rightmove
I'd consider using an agent who is on Rightmove but not on ZPG, but would prefer both (depends on my house)
OTM is a waste of time vs the other two

It's a completely nonsensical explanation.

They don't want to pay fees for both portals, as in their area they don't see ROI on Zoopla. But, they don't want to tell you that they've made a business decision not to invest in promoting properties.

Zoopla valued our house at 250k because that’s what our neighbors house sold at.

Neighbors house was a 3 bed 1970s box. Devoid of anything nice.

Ours was a 17th century thatched cottage with £450k worth of charm which is what it sold for.

I think it’s the last time I looked at zoopla.

RM is where the majority of the traffic is. Occasionally I see a house in my area that doesn’t feature on RM, and it’s usually because it’s being sold via Purple Bricks.

Resurrecting this thread, as I have a similar question.

I thought Rightmove was the gold standard when it came to property search websites, even though the alert mechanisms are clunky and list management seems woefully lacking.

However, I spoke to an Agent today who was from a different Estate Agents to the one I initially phoned. It turns out that they don't list on Rightmove but use Zoopla instead due to Rightmove being too expensive. When they have a customer who wants to be listed on Rightmove, they engage another Agency to list it for them.

I've looked at Zoopla and it's even move clunky than Rightmove.

What's the 2025 answer to this question - stick with Rightmove only, or look at them all?

Rightmove, Zoopla and OnTheMarker are the main 3. Rightmove is by far the most popular but there's parts of London, Surrry and Birmingham where Zoopla is more prevelant. Most estate agents will list on 2 of the sites.

If you are looking in Scotland many agents don’t use Rightmove or Zoopla.

Unless you're in some strange niche of the market, why the hell would you list your property with an agent who doesn't put it on Rightmove?

Personally I do search with all three, because I'm trying to whittle down the vast number of results on Rightmove.

I had this recently. It was not on Rightmove as they are jacking up their prices. I told them I would go elsewhere and they joint listed with another agent.

You need to be on Rightmove. It is the smaller lower volume agents who can't afford it.

For the serious:

Walk around the area frequently, visit estate agents and inform them of your wants and show them your massive packet, then back up on an evening with rightmove.

Repeat the above weekly
