Does depend on if its owner occupied, or op co prop co, & if is op co prop co did the operating company do the improvements etc..
You don't want capital tied up in non core business activities.
Yes, lots of investors / developers do the same - buy a tired property, renovate it, re-finance and pull all their equity out.
The slight fly in your ointment will be timing. The industrial property values have seen the largest rises in history over the past few years peaking at around June 2022, since then values have dropped markedly with prime distribution values dropping up to 40% over the last 6 months.
As such you might want to get an idea of the current value before broaching the subject with your lender.
