Best car for 2 mile track with 40% gradients, rocky surface?

We've got the chance of a wee cottage on the isle of Skye for silly cheap money BUT the 2 mile access road has rocks and stones 1 inch to 2 feet across and 1 in 2.5 gradients. Land Rover short wheelbase seems the logical choice maybe about 10 years old but can anyone suggest anything else which may be ok? It's narrow too.

One of the reasons it's cheap. But 40 grand for a detached 3 bedroom cottage and half an acre of land sounds good to me. No mains electric or gas. Brilliant location for walking and fishing and relaxing. Stunning scenery too.
Not sure a Fiat Panda's tyres would cope or if the engine would tackle 40 % inclines?

You don't want anything road going for that, just buy anything that's cheap, proper 4x4 with a low ratio, proper off road tyres, and leave it parked at the bottom/ top of the road as appropriate and swap to a road car when you get to it.

Best option would be to park up at the bottom and use a quad bike or off road motorbike to go up and down the track. To get up that in all weathers you need something light.
If anything of any size needs to be moved in and out of the house you'd need a tractor.

For starters, pay a couple of guys with a hydraulic jack hammer to work their way up the track making some of those bigger rocks much smaller. You might not be able to resurface it, but what's to stop you playing around with what is already there :-)
