Can anyone put my mind at ease and help me with a HPI report, which i've just checked on a car i'm viewing today please?

Car in the showroom (on the advert) is showing 20,500 miles.
HPI Check shows the following:

The current plate was transferred to this vehicle on 31/08/2020

N***** was registered to this vehicle on 14/09/2019
There are no alerts recorded against N*****
D****** was registered to this vehicle on 24/06/2019
There are no alerts recorded against D******
N***** was registered to this vehicle on 20/07/2017
There are no alerts recorded against N******
D****** was registered to this vehicle on 31/12/2016
There are no alerts recorded against D******

Within the Mileage tab, it shows the following:
Data currently held on the National Mileage Register (NMR) indicates that there may be a mileage discrepancy on this vehicle .

Should i be concern, and just walk away? Or is this more to do with the reg plate being once registered to a car, that clocked more miles?

Have you checked any MOT history to see what mileages are displayed?

Yes, only one MOT entry from this year as it's a 66 plate.

MOT - 24th June 2020, recorded mileage 20,244

There could be a few reasons - the mileage record on the 3rd could just be a mistake and actually relate to a completely different car; or it could be been erroneously recorded in km rather than miles.

But personally I'd be asking the garage to investigate and rectify, and walk away if they can't. Looking to the future, anybody doing the same check when you come to sell will see the same issue which will, at best, be a ballache.

Ok just checked the other reg.

Nxx99 was registered to this vehicle on 14/09/2019
There are no alerts recorded against Nxx99
It comes up with the following, and only 1 MOT
3 June 2020 Pass - Recorded mileage 31,346

However in the HPI report, there is another reg plate, very similar to the one i've just checked.

Nxx949 was registered to this vehicle on 20/07/2017
There are no alerts recorded against Nxx949

How does the last reg (Nxx949) plate get in there?
As it does belong to another car, but has two MOTs

13March 2019 - 3,089
26November 2019 - 3,684

Is there room for error with a HPI?

31346 km is 19591 miles which makes a lot more sense. Its then done 650ish miles in the next 3 weeks.

Seems like it was incorrect data.

Thanks for everyone's input.
I just gave HPI a call and they advised me that sometime incorrect data is pulled through, when a reg plate is associated to a car.

So the higher mileage has now been removed from the HPI report, as it's associated to another car.
The report is now green, with nothing to report.
