As per the title - anyone had any experiences of dealing with the Rental Dispute peeps at RERA?

Short story, moved in in September last year, Landlord informed me via text in December he wants to sell, since then we've been dealing with agents viewing nearly every weekend (20 viewings at last count) with minimum 48hrs notice on all viewings.

We want out of the place, but landlord being tetchy - just wanted to see if he has any legs to stand on.

From what I have read, as he hasn't officially given notarised written notice, he can't actually ask us to leave until he gives 12months notice from end of current contract.

Any advice?

Not personal experience but a friend had some issues and went to RERA.

Said they were pretty efficient and got his situation sorted out.

You don't have the go anywhere.

Text is not a sufficient form of getting you out of a property.

I got fked over years ago so now all the ins and outs.

Shoot me an email to thisisrobbo@gmail.com and I'llsend you the laws with the plain English explanation as well.

I've had some experience with rental issues, my understanding about notice periods is as follows:

If you want out then you give 3 months notice.

If the Landlord wants you out he gives you 12 months notice at the expiry of your tenancy agreement but he can only get rid of you for one of three reasons. 1) He's selling the property, 2) He wants to move in himself or he wants to move in a family member; or 3) You have breached the tenancy contract or violated the law. If none of these three apply then he can't force you out.

Some landlords insert a 12 month notice period in the tenancy contract so when you renew it the 12 months notice period is already ticking although it's not allowed to apply for the first year.

The change of owner shouldn't make any difference to you as a tenant. All the above still apply.

Thanks for the advice. We actually came to an amicable solution with the landlord whereby we gave 1 month's notice to vacate early and paid 50% of the early exit fee that was stipulated in the contract. This way he gets an empty villa to we out for viewings, open days and the like and we can move into a new place that's taking 12cheques.

On the phone he realised that we could've made his life difficult by sticking to our guns and remaining for another 12 months after the end of the first year, but this way we came to a solution that worked for everyone.

Cheers
