Im really dischuffed
Seller offers her house at £150K
I view and offer £150K
She accepts and I arrange mortgage- £199 fee
I send round surveyor- £440
Total £639
She then takes it off the market and puts it back on at £170K. An increase of £20K
Bloody greedy cow!!
Im furious
everyone tells me theres nothing I can do
Any ideas other than killing her - which of course I wouldnt do being an honest citizen

I guess you need a 'pre-contract contract' or something, i.e. get the seller to agree to meet your interim costs if they pull out - a bit like sellers wanting a deposit before exchange of contracts.

But after the event - tough... I think £20k of damage should suffice

Make on offer at £170k, then when she accepts it tell her to fc*k off.

Anyway price rises have levelled off according to the Halifax today. Maybe she won't sell at all and you'll have the last laugh.

Been fc*ked over myself like this, and it ain't funny. Had one stupid tart once accepted out offer, but asked us to wait while she sorted out a new place. OK says us, we can wait ... 4 months later she changes her mind, staying put. Meanwhile prices have risen sharply. We end up buying an identical house 3 doors down and across the road - for £9000 more. Nice.

Regretfully there is very little you can do. Could try picketing outside her house at weekends with 'Gazumper lives here' on a placard. (check with solicitor first just to make sure it is not libel)
I used to be an Estate Agent in my previous life and vendors like this get agents a bad name.

I thought someone else had to offer more for you to have been gazzumped ? In this case shes just put it on at £20k more hasn't she but no-ones bought it yet.

This is just an "I tested the market, sold to easily and wish I'd asked more" bint I think.......

It is obviously her intention to encourage a higher offer - so yeah ok - 'potential gazumper lives here' would probably be more correct.

This sort of sh1t goes on so much in a rising market - works the other way in a depressed market. The buyer waits until exchange of contracts to try and renegotiate the price down. Try being an Estate Agent - you really get to see the nasty side of some of the general public. Guess that is why I left the business many years ago.

Think Phil Meldrew's advice is pot on.

When I sold a house a while back I asked the buyer if he would be interested in buying my cooker – single bloke so hardly used etc. (Credit account at Dominos etc.)

Sure he says – £20 I said. OK, he said.

Next morning – estate agent on the phone "Mr **** likes the house and is still buying but asks can you throw the cooker in as well."

Like a twat I had to throw it in. And this for a house sold for £34,500 Christ, they don't exist now do they? Jeremyc's front step is a probably wortth that

Like the idea of £20K of damage but it wouldnt take much to track it back!

Don't get pizza from Dominoes believe me! If you really have to wait until they've been open at least an hour so you don't get last night's cheese, sauce dough etc. Go to the shop at watch them make it making sure they wash their hands . Check your bill to make sure all the offers etc are put through correctly (its not automated). If you're fit and female flirt with the person serving you and you'll probably get a discount NEVER get any toppings especially the spicy beef. If there's a problem ask for a free dessert or drink, you'll almost always get it. And finally be nice to the people and they'll be nice to you. Glad I got that off my chest.

Matt, your local one can't be up to much then.

Our franchise here is excellent. Never taken longer than the 30 minutes. Plus the thing is so bastard piping hot, I can't get it outta the box normally. beef, green peppers and onions everytime

Had ONE dodgy one about ten years ago. Wouldn't go anywhere else for a takeaway pizza – the best crusts in the business!

Sit in ones though – Pizza Hut. Can't beat it.

Be content in the knowledge that she won't sell it at the higher price.

I was recently in the same situation – when the seller put the house back on the market, it had risen from £215k to £295k.

Now it's still on the market, but I'm buying somewhere very close by that's a much nicer property.

The best things come to those who wait etc

gemini. Got to chalk this one up to experience I'm afraid. House prices are STILL rising fast. I bought off a builder recently and, bless 'em, the price they offer is the price you pay. No negotiating will work AT ALL but at least they actually want to sell.

The main problem is that before even looking at a new house you MUST have a firm offer on yours or they won't even look at you.

My advice:

1) SELL YOURS FIRST. (Firm offer at least) Its best to be a cash buyer.

2) Evaluate your vendor carefully. Even if you LOVE the house if the vendor seems to have a problem in any way WALK AWAY.

Things I would look out for:

a) Divorcing couples - if she and the kids are in the house and he's moved out. WALK AWAY. This is how to wait a year for her to milk the poor bastard for hald the mortgage until his solicitors get her out.

b) Always ask "have you found somewhere to move to yet. " If they don't come up with a very convincing story about either having found a place or knowing exactly where they want to move to WALK AWAY.

It may be their house. But its YOUR money...and if they genuinely want to move then thats what they want. If they don't genuinely want to move then your money is worthless..walk away.

Showing 2 people round my house and expect to get paid three grand for it gets you a bad name in my book
