Hi all

Looking for a nice area within an hours commute of East Midlands airport. Can anyone recommend? Preference with being south side if possible. Preferably a countryside or village location.

Also more specifically, need to buy a house with a £250k budget immediately so if anyone knows of a nice area and a house already up for sale then please feel free to post it up too (Needs to be detached with a driveway and garage).

Looking forward to hearing your thoughts.

Thanks!

That's a huge area so lots of scope. Might need to give some ideas of house size (no. of bedrooms etc), type (modern, period etc) and needs. I am on the edge of Derby so 30 mins from the airport but can walk and be in countryside in 5 mins. I also know of a bespoke development by the person who built my house but might not be to everyone's taste...

As close to the airport as possible, but the main importance of a nice area! Bedrooms can be flexible - pref 3-4 bed. Don't mind modern / period or if it's in need of modernisation either!

What's the area called? Do you have a link to the development?

Thanks!

These are only 2 beds so probably not ideal.

2 beds would be minimum so I wouldn't write it off so soon!

Here you go then:

http://www.vebra.com/property/755/23807857

Part of a small development, right on the outer edge of Derby (A50 2 mins away so 20 mins to EMA) and minutes away from the rural Sth Derby area. Design is something a bit different but good price for new detached, with garage and decent garden space. Huge bit for another man cave as well and money left over!

Areas? I would suggest looking east and south of EMA, the Wreake Valley area is very pretty but £250k doesn't go for in a rural location there (try this? http://www.zoopla.co.uk/for-sale/details/25841489 , my mate used to live next door once, lovely village), or the bottom end of the Vale of Belvoir is also very nice (somewhere like this? http://www.zoopla.co.uk/for-sale/details/31708332 for example). Both areas have good pubs, not too much traffic, and are easy commuting distance, well under an hour. There are lots of new builds in/around East Leake but it's not my cup of tea.

How about this place ? http://www.zoopla.co.uk/for-sale/details/32388197 very close to the airport, cheap, plenty of space, Hathern isn't too bad and Loughborough has everything for shopping/trains etc.

That really is marmite, but I love it! Unfortunately too small however, but it's bloody brilliant!

A lot of Derby is reasonable.

I'm currently in Mickleover which is great and should be in budget.

And I second that - for me, almost the perfect Derby suburb!

Nottingham? West Bridgford is at the end of the A453. The 453 is will be dual carriageway by the end of next year.

ETA: The borough of Rushcliffe is all within an hour of the airport and is a great area. In my opinion.

How about Bourne or Stamford if your budget could stretch. Although it will be right on the one hour away limit.

They're both commutes I'd not wish on my worst enemy! They're both about 50 miles away without a motorway between them.

Castle Donington?

Supposedly a nice market town, Bloor homes are knocking up a new build development there at the moment.

I found Bloor to be very poor quality when looking in the area (not this dev't though). Check the ceiling heights too - I'm sure they cut costs by leaving out a row or two of bricks.

My wife works in the office park next to East Midlands Airport. Her commute from a village just South of Leicester is 35 minutes, opposite way to the traffic flow too. If you plan on being down South at weekends etc. then somewhere like Lutterworth might be worth a look. Exactly 1hr on the M1 to the M25 from there. Otherwise I'd personally be tempted to look for a place nearer the Peak District for the outdoor lifestyle.
