Buying a commercial property, decided on 50% deposit and have been quoted 4% by my bank - simple question how comptitive is that?

Probably thereabouts but it will vary from bank to client,

6 years ago I got 1% above base and still have that on our main buildings, however recently I was offered 4% above base as a starter which I'm sure I could knock down but didn't see the deal through so can't comment.

Would be useful to know the amount of loan, fees and term that have also been quoted to make a good comparison.
Is the 4% all in? If not, what is the reference rate? LIBOR or base?

£200k so a £100k mortgage over 15 years probably Some set up but it's ok, it's the interest rate I'm more concerned with.

I can overpay / settle early
