Bought my ex-wife out of the house last year and have now moved in with my partner, so looking to sell the old house. Been on the market a while - had a few bits of interest, lots of positive feedback, but no offers frown

Not in a desparate hurry, but would like to shift it and reduce our bills. Just wondered what the panels view, knowledge or personal experience was of the house buying type of company? A bit like we-buy-any-car.com, but for houses?

They'll offer you 30-40% below market value, you're better off cutting the price until it shifts.

Aren't these the same companies that (having agreed a price), renegotiate the price down again on the day of exchange?

The FCA announced an investigation into them.

My advice is steer clear. Speak to a good local agent, full them in and price house accordingly

What about those companies that state they will offer 100% of market value?

they state that they COULD pay 100% of markey price . they never will , as there would be nothing in it for them

Up to 100% of their valuation. Prepare to be disappointed.

Cheers for the replies so far - you back up my own thinking.

Reckon I'll sit it out and wait for the right buyer.

Is it a lot bigger than other houses on the road? I can't see much sold on your road in the last ten years over £242k.........

You'd be better off knocking 25k off the price and advertising it as 'offers over'

It'll get you some interest and let people know you're not going to be dropping any more money off it.

^Ditto. But i'd go the whole 50k less. Is it twice as expensive as a semi- on the same road? Me thinks not. You don't have to accept any offer but at least you'll have an offer.

Yep, much bigger than most house's around the area - very few individual 4 bed detached - most are 3 bed semi's. Price was wasn't set my me, but the 3 agents I had value it.

They want your business so will invariably produce an optimistic valuation .. unless you told them that the middle valuation would clinch it.

I live in Scotland so I have a different view on house prices, but for the best part of £400k I would expect to see a LOT more pictures than that!

The house looks really nice, but there's nothing from those pictures that would make me want to see it..... I reckon you'll need someone looking for that house, in that area, for a sale

try and get the Estate agents to come back out and get some better pics!

I think a lot more needs to come off the price.

I don't know what the road is like, but the higher prices are around the £300k mark, and I don't think your house is any bigger or better than them.

I bet a house buying company wouldn't offer above £250k.

I'm don't think its over priced tbh, cannot compare it to Scotland price wise as houses up north are ridiculously cheaper than down south I'm from Bristol and didn't think that was expensive for the type of house when I first saw it. The issue he has is, that it's the biggest/ most expensive house on the road and so will always be harder to sell than the cheapest house on the road.

There are a couple of bigger houses on the road/immediate area, all of which sold for <£400k, I think the most expensive was about £380k, but that was a lot bigger.

Similar sized stuff was about ~£330k. I can't remember exactly, I'm just going on what I could remember from last night.

empty it out or get it dressed up like it's lived in - might cost you 5k and earn you 25. It looks sorry and un-loved but is clearly a nice house.Your estate agent is also a spanner - he wants 5k or more from you and can't even be bothered to show the conservatory in the pictures.

Yep, been nagging them for a couple of weeks to improve the photos - getting pee'd off with excuses - time to change me thinks.
