We're based in Dubai and are considering selling our place in MK, Middleton to be exact.

As we're abroad, we'd like someone we can do a good job with a minimum of management from me.

Any recommendations?

They're all much of a muchness, aren't they. It depends on the individual you end up with.

(BTW, your old place is about a mile from me)

I'm not 100% sure that cover Milton Keynes but give Gavin a call at Quarters. If he can't help he'll know someone in MK that will be able to help you.

They seem to be selling a lot of houses in our area (Leighton Buzzard) at the moment and he knows most of the guys in the area.

Tell him Phill with the TVR told you to call him

Without hesitation, call Astley Sharpe. Ask for Barry or Craig. They are the most honest, straightforward estate agents I've ever dealt with. Honestly, I cannot recommend them highly enough.

I'll speak with them in the next few days.

I'm a little apprehensive, to be honest. It's a 5 bed house on Worrelle Avenue, if you know the road - it's a half million property minimum - and I'm going to have to do this from 4,000 miles away.

I need sound contacts. I really appreciate the recommendations so far.

I can imagine, I don't know the road but I'm pretty sure I recall Astley Sharpe telling me about a similar situation where they were selling for someone abroad. I can't think of any other agent I'd use. Tell them Paul sent you, they have sold us one property and sold two of ours over about 7 years.

Well the first update is positive - all three came back with prompt responses.

Gavin in LB can't help Phill - however, he has recommended someone else who covers MK.

Will do - I've been straight up with the three agents contacted saying that I'm speaking to three, all through personal recommendations from you guys, and that it's not the lowest fees or best valuation that will secure the deal - We really need the trust as I'm 4,000 miles away that they'll act in our best interests. We will do a sole agency deal only - I have no interest in every man and his dog rocking up for viewings.

Two have already viewed and sent valuation letters, including Craig, the third is hopefully viewing tomorrow.

Best thing for us so far is that it's proving that we bought wisely in the first place. Location, location, location etc...

Btw - 1.25%/1.5% fees are reasonable or is there wiggle room?

One thing I've found out is that properties in our close vicinity rarely get to full details getting released - One agent said that if priced correctly, they simply get bought by people who offer the asking price, or higher, on pre-viewings. There isn't one house on rightmove.com close to us apparently.

I've never heard of properties selling for full asking price without viewings other than maybe in London. Sounds like something an estate agent would say to get the deal to me smile. Either that or maybe they take a long time to get the details published!

I honestly don't have any interest in Astley Sharpe but I do know that they got our property on rightmove with floor plans in 24 hours. I can't speak for them but I know I had contact with them outside office hours too and that may help with you being where you are, I've not known other agents prepared to do that, this is their own business but for some others it is just a job, as for trust, I can honestly say they always acted in our best interests and didn't pressure us.

In terms of fees you have nothing to lose by negotiating, but as you suggest you want the gest agent rather than necessarily the lowest fee. I can't recall what we paid but that doesn't sound way off.

Sorry, my fault. I meant the agents had a number of people with their name down for properties in specific areas and would be offered the chance to view before the details were marketed.

that's exactly how it works in our area of mk too

handily, it saves the estate agent from having to spend any money on advertising the specific property !
