I'm due to start a new job in Beaconsfield so looking to rent a room short term until I'm settled and find a place to buy. I've been looking all over and High Wycombe seems the most reasonably priced area nearby.

I've had a tour round and noticed some areas are nice whilst others are not so desirable. Can any locals point me in the direction of specific roads of areas I should be looking?

Avoid any area that has the word "field" in its name...

Is Wooburn Green affordable? Much nicer.Downley isn't too bad.

Wooburn Green is where the job is, ideally I'd live there. Quite like Bounre End too

Flackwell Heath is OK to live in and close to Woburn Green similar applies to Loudwater, Wycomber Marsh and other urban sprawl along the A40 heading east, in HW proper the areas are "variable" and can vary quite markedly in a mile or less. going further North to get cheaper housing means you have to commute thru HW at peak times, avoid if you can. You probably have got an idea of what this will take out of your salary already.frown

Ideally looking for something £500 or under for a house share for the time being. Gives me chance to save for the house.

Might be worth looking at Denham or Amersham as well.

Denham is just off the M40, but goes against rush hour traffic. Amersham is a 10 / 15 mins drive on an A road

The problem with Beaconsfield Gerrards Cross Denham etc is that as the price of a season ticket to Lunnon and the travel time go down, so the prices go up. However going against the main flow would make for a tolerable commute. I would skip Amersham. you can either fight your way through Wycombe or Beaconsfield both of which are hard work. Its pretty though, you will recognise it from its media appearances.

It depends how old you are and what kind of social life you're looking for. £750 gets you your own place in Marlow (grl.co.uk) which is a great place to live and meet people. Bourne End's nice but very quiet by comparison. If you go to either and look in the newsagents windows, you'd probably find house shares or rooms for rent within your budget. Wooburn's even smaller but has a few good pubs and shops, Flackwell's probably cheaper but it's dull. I think Beaconsfield's nice but not sure what you'd get there, Wycombe and Maidenhead are much bigger and have a mixture of good, bad and dire accomodation.

Hope i don't offend but cant stand that place, it has a nice old part to it but most of it isn't that nice, its in some sort of valley so radio and phone signal is poor at best, its fairly small so you will have to get to Hemel, Wycombe or Aylesbury for certain things and there is quite a big gypsy community there.


Marlow is a good shout and great place in the summer, only a few minutes drive to Wycombe but its a very sought after area so im sure it will be more expensive than Wycombe to rent

This will always be subjective and there's going to be a risk of offending someone who lives in the areas I don't like, but here we go (considering Wycombe specifically)...

Would consider:
  • Priory Road (North of the Railway line) / The Greenway / The Haystacks / Priory Avenue - basically the area across the A404 from the station and up a bit
  • Wheelers Park is ok - newer houses in a quiet road sandwiched between Bowerdean Road, Totteridge Road and Totteridge Ave (all three of which I wouldn't consider)
  • Lucas Road / Rye View / Rectory Ave - the area above the station once you've got past Conegra Road
  • Going North East from there is worth considering, staying off the main roads (e.g. Colborne Road yes, Arnison Avenue no)
  • Saffron Road / Aveling Road / Queens Road (if only because I like the Sausage Tree pub)
  • Cock Lane (once away from the A40) and then up towards Hazelmere (e.g. New Road, St Johns Road, The Pines, Kings Ride, Ashley Drive, etc)
  • Bassetsbury Land / Kingsmead Road / Wycombe Marsh and going down to Loudwater on the South side of the M40 (Euro Car Parts is in Loudwater)
Would go and have a nose around (even if it's just because I don't know those areas so well myself)
  • Far West side of town - e.g. Chairborough Road, Chiltern Ave, Rutland Ave, Bookerhill Road, etc
  • Plomer's Hill area - the residential roads off Plomer Hill, The Pastures, Littleworth Road, etc
  • Daws Hill Lane area - only ever driven through it twice
Wouldn't consider:
  • Any property on the A40 itself
  • Bowerdean Road, Totteridge Road, Totteridge Ave, Conegra Road
  • Desborough Road area (Desborough Road, Landales Road, Baker Street, Brook Street, Desborough St)
  • Lancaster Road / Coronation Road / Cressex Road (too industrial for my tastes)
  • The estate just off the M40 (Lansdowne Way / Gillfield Close / Oldhouse Close)
Ultimately though there's no substitute for going have a look at what's available yourself smile

Try and stay in Bourne End, Marlow or even Maidenhead - Wycombe is a small town with huge housing estates built arround it - no town feel - lots of problems.

I lived there for years and I wouldnt go back.....

You'll be working just around the corner from me, I work in Bourne End.

I've lived around wycombe all my life, have a lot of friends who rent in the town, and if I'm honest. Anything that's a house share will more likely be student based and nasty, and a flat for 1 at £500pm will be small. Look for a share or room in the Wooburn Green area. Or even Bourne End. Both are very nice areas. You're well accommodated in Wooburn Green and Bourne End.

Thinking of it, my friend was renting a flat in a new build gated complex just above the Tesco superstore. Although it was right on Jnc 3 it was actually very quiet and a nice place to live. Think that was more around the £600-700 area though.

Best of luck with the hunt, if you want a welcome to the area, give me a shout though, organise a car meet up the road in Beaconsfield for Classics and Yanks during the summer.

I live in Denham, used to be in Uxbridge and drove out that way for work. As mentioned above, you're against the traffic and it's a quick.easy commute.

Thanks guys, I haven't logged in for a few days to check answers.

I've got three viewings so far this weekend and hoping for more. Marlow, Wooburn Green and the other in Flackwell Heath.

You'll like Marlow, where abouts?

There are two estate areas where you have to be careful, but on the whole a lovely area. The premiums in the houses says it all really.

By the way, you have to go quite far to beat the Marlow totty too!
