Mountain/Road Cycling Holiday - Questionnaire.

Hi Everyone, I used to have an account on here while back but forgot all my info so created a new one.
Anyway a friend of mine (he actually owns a bike shop) has a property in Spain and he is thinking of renting it out to bikers for some CHEAP fun so here a little about it:
Location: Near Torrevieja - 30 Mins south of Alicante - Spain.Cheap fun in the sun, plenty of other activites, cheap drinks and food on the estate. Flight to Alicante are usually under £100 return.
Property: Sleeps 6 adults, Communal pool, Secure storage in the rear courtyard, water supply outside for cleaning, english TV, Biking on the door step as well as golf, fishing, tennis, walks through the orange groves. Nice un-spoilt views over the mountains. 15 minutes from the busy towns and beaches.
On-site - Chinese (3 courses + drink 5 euro), Indian similar deal, 2 english pubs which serve food, tapas which serves nice food, cheap drinks and is open until the early hours.
Activities - 3-5 minute drive - Quad Biking, Fishing, Golf, Paintballing, go-karting, archery and a few more. 40mins from Benidorm for a good p*ss up!!
Biking - Nice natural trails on the door step, few good bits of single track 5 minute drive away and some excellent places within 35 minute drive including Benidorm/alicante hills, Sierra Esouna and a few more.
Road bikers: Plenty of english groups, Un-spoilt canal roads which go on for miles and have spectacular views. As you will know Road biking is massive out there and they seem to like the local route a lot.
Here is the questions :
Reading the above would it be something you would be interested in?
Roadies: Would this appeal to you?
Would you normally go in a group/with friends?
What would you feel is a reasonable price to pay for a week, this is for the villa it self so up to six people?

I am doing it, only 1 hour north of Alicante but once you travel inland 30 miles on a bike it's all the same hills!
Luckily, I have family that own a property out there but I would say that £50 a week between 6 lads would be a good deal for both parties? He gets £300 a we get a nice holiday/accomodation for £50.

Yeah likewise, would love the opportunity to get away to foreign climes in winter and put some mileage in as I have to drag my arse off the sofa when its foul weather. £250-300 a week between 6 would be perfect. You might struggle to get 6 going though, maybe 4 persons might be more realistic which obviously would cost them slightly more.
I will let everyone know eventually, Its in the pipeline at the moment btu will be happening. Could hopefully make a sticky at the top of the page for people to see.
Trying to keep it mainly for bikers at these prices as we all know how expensive it can be going to France, Italy etc + bikers are usually a good group so there wont be any young lads getting p*ssed and trashing the place!!

Will keep everyone informed what is happening and I will help him sort some pricing out.
There will probably have to be a minimum e.g £150 per week even if its 1 or 2 people then work pricing out from there up to approx £300 for 6.

Would it appeal? Maybe, sort of as a piss-up type holiday with the option to do a bit of riding. With this sort of thing you're always going to be in competition with the established places like the Alpine resorts in France, Switzerland, Germany and Italy and to a lesser extent Canada and the US
"Nice natural trails on the door step, few good bits of single track 5 minute drive away and some excellent places within 35 minute drive including Benidorm/alicante hills, Sierra Esouna and a few more." sounds great in isolation, but the others are offering pretty much endless riding, lots and lots of purpose built way marked trails to suit most riders and most importantly LIFTS - even the hardest crank spinning mountain goats likes the idea of letting the lift do the work for a week.
We always go in a group, even if it's 4 of us, or like last year 10.
Again if you're trying to complete with the Alps or Canada it's going to have to be cheap, £200 s/c or £400 full board will get you really nice 'lads' type accom in ether.
If it were me I wouldn't directly compete with the established places, I'd sell myself on all-year-round sun (I assume in the depths of Winter it's still pretty good down there?) get some really good trails mapped out and a guide, lay on a uplift / transport van and really push for the winter sun riding.

He is over here in the UK but there is bike rental places local and a few good specialist shops.
It wont be competeing with all the major resorts just a cheap bit of winter riding. The main places are £500+ Per person Per week so 6 people you are looking at £3000 and that is mainly half board. He would be looking at £300 so this kind of puts it in prespective.
The price per week will include accommodation and bills covered. All the trails are local so directions will be given and the major trails which are about 35 minutes away are mainly on easy to find.
Personally I find this better as you have the place to yourselves and can do what you want there is no pressure or rush to do anything by a certain time.
Food and drink on the site is cheap, The chinese does three courses plus a drink for 5e (£4) and it is nice large portions. The english bars to traditional english food and three courses for 5e. Tapas + Indian are cheap and under 10e for a full meal + drink. At them prices you couldnt compete and per person your probably looking at an extra £10 per day for food. San miguel is about £1.40 per pint.
If I did not know my friend and seen this offer I honestly would get a group of 4-6 together and go for a lads/biking holiday. 3-4 days biking and the others sat round the pool, relaxing and having BBQ's on the garden of the property.

Forgot to add that in the winter it is still around 15 degrees and sunny so a bonus.

So what are the roads like around there? I ask that, as it has been alluded that the MTB'ers probably like to have routes and trails which are either waymarked, or well regarded. Its ok if you find something decent, but chances are you're better off with an established place as you know what you're getting. On the other hand, the roadies just want some decent strips of tarmac, some settled weather and a place to rest their sore arses when they get back. I think this place much more appeals to the roadies in that it would be an excellent base to do some winter miles.
I'm not going anywhere this winter, but seriously contemplating doing this next winter, especially if its anything like this year.

It really is ideal for roadies, Most of the roads to and from the estate are new so very smooth.
All the other roads are very well kept and from the estate you can take a left and head to the beach if you fancy a good ride, Few little ascents/decents or you could head right which take you through a few villages and around a huge lake, The roads there are brillaint as there is the option for some big climbs and plenty of twisty country roads but again in good condition.
There is also the option of canal roads which start about 800 metres from the house, These are not ment to be used by cars but you may see one or two. These go on for hundreds of miles and runf through the hills, orange groves and little villages. There to are also kept in good order, very smooth and are used a lot by local roadies.
There is one or two local groups who go out on a regular basis which you could tag along for free. Here is a pic so you can see what the lake is like, I will try find some of the roads, There is also a lot of MTB around this lake.

We weren't prepared to share facilities beyond twin ensuite rooms.

Yes they have gradual climbs, the main area for hills would be the lake pictured above. From the house it is approx 1 mile via canal roads to the start of the roads which loop around it. These are up and down and there is a few side roads off these which have even more climbs.

I think the biking maybe better towards the Alps where you are going, No questions but is it worth double the price for half the time? That would be the main question.
