Been trying for a while now to find a plot of land to build just one 4 bed house with garage for me and the missus ,have knocked on a few doors rather than go the land registry route, local council are no help as asked for areas which have asked for planning permission to be told you have to search street by street not area.
Any suggestions ? been looking for Berkhamsted in Herts and surrounding areas within 10 miles ,there are allot of websites that charge a monthly fee for searching also one website had a garden to a house for sale so knocked on the door as it was close to be told by the owner No its not for sale never has been.

Sorry I'm no help but I am interested in doing the same as every house I see for sale doesn't meet my specs. How much does a plot of land go for? then how much does it cost to build a 4 bed with garage?

How long is a piece of string?
We've built 4 beds for anything from a couple of hundred grand up to over £2.5M. All about location, spec, build materials, pools, basements, etc.

OP - Tbh over the years i've learnt to look for a current plot, demo and re-build. That way the infrastructure; roads, stats, waste, etc is already there. It can be an very expensive, long and lonely experience if your off the beaten track. Try going along to some auctions, you'll be surprised at what comes up. But your right, it aint easy, or quick - if it was everyone would be doing it!! - but very worthwhile once the right plot does come up.

There is a plot on Bedford Road, Hitchin, up with Connells iirc, but that maybe a bit too far out for your requirements.

similarly, we've tried finding a plot in our area without success

the same few developers' names kept cropping-up

so we went to see one of these names for a chat : every single potential plot that we'd looked at, he'd been there, done his homework, put in a bid or "letter of intent"

he builds to a density that we are trying to avoid. qed he wins the maths every time frown

We spent 2 years looking for a bungalow on a nice plot. But everytime we found something with land on it, along came a developer and bye bye to the plot.

We eventually brought a plot with a covenant on it, quite common around Cambridge. The covenant made it unattractive to a developer, so we were able to buy a 1 acre plot with a bungalow in need of an extensive revamp.

Just got planning permission, have to pay a few thousand to the covenant "owner" for the extension we are putting on, but this time next year we should be sitting in a lovely rebuilt bungalow sitting in the middle of a nice plot.

So might be worth trying to find out about land with covenants? Sorry I have no idea where to look, but just a thought?

thanks for your reply's going to try the plot with small bungalow or similar on it demolish re build if allowed by planning. Going to give it another year and then quit.

Hi.i no of some building plots in the avenue,welwyn for sale,don,t no how much thou.
