I'm looking to have some building alterations done on my house but I'm not sure of who I need to approach.

I want to build an extension on the back of the house, but both floors and the full width of the house. Do I need an architect or can someone else "design" and draw up the plans. If I need an architect, how much should I expect to pay?

You need a professional with indeminity insurance.

If it's not designed properly and there's any problem, you need someone to be accountable-especially since you're likely to be spending significant money here.

If you're planning to add the cost to any mortgage, then the lender will probably insist upon it!
