Funding Methods for Commercial Property Share

What would be the options available and worth considering if I wanted to fund purchasing a share in the freehold of a commerical retail property? Say between 50k and 100k representing up to 30% of the current value?
I have some cash in hand, have a current residential property with a mortgage and a considerable amount of equity. I am not looking for a long term option - e.g. I do not need a 25 year term, I'm more looking at a maximum of 5 years at the upper end of the total sum.
The property houses a viable business with a pipeline of work through 2026. It has a good, high street position, and includes a residential flat that needs work.

When purchasing a share you'll have to use cash or funding not secured on the site I guess as you wont be able to get a charge on the building. Owning a share of a commercial property doesn't sound like a very straight forward proposition. Is it possible to split the title so you can just properly own the bit that you're buying?
I'm just in the process of buying a commercial site with the opposite so we got into the process and discovered it was split into two titles. Luckily not a big issue.
