We're currently looking at some commercial property at the moment and got budget creep to the point where I'm going to need some help to fund that VAT probably to the tune of about £200k. We have some property without charges on it so security wont be an issue but I've never done this before and could do with some pointers. I know there are some experienced property guys on here so any advice welcome!

That's interesting I've not come across that before. Its a vacant site that we are looking to split into smaller individual units. If we did a lease to one of our own companies would that mean we don't have to pay and reclaim the VAT then?

Speak to a good accountant/solicitor. It’s widely used to avoid the cashflow issues of the vat

In addition, a TOGC will reduce your stamp duty.

Thats interesting.....I think we have established the unit doesn't have VAT...fingers crossed!
