Conveyancing for Agricultural Land

Hi,
I plan to offer on a piece of farm land in Scotland. Basic bare land, no buildings.
After contacting a couple of local firms, most want £500-600 to make an unsuccessful offer. Is this the norm? I am used to offering on resi property where the offer being placed is usually gratis in the hope they get the conveyancing fee if successful.
Does anyone know of a firm that wont charge for an unsuccessful offer, or a more keenly priced one?
