So bit of a panic scenario, we are buying a property which is being converted to a HMO. The purchase is on bridging finance and everything is done and dusted...except the insurance, we need this to complete.

The lender needs us to have a fully comp policy in place for the 3 months unoccupied (while work is ongoing) and then normal occupied policy following that up until we refinance on to the mortgage in a few months.

Here is the hard part, the property is classed as a medium risk for flooding, as far as I know there is no history of flooding but we are located about 90m from a small beck, which is about 20ft in the ground and below a 4ft brick wall, realistically its very very unlikely to flood BUT it has that title attached to it now so there is nothing we can do.

I have tried about 5 brokers today with no luck, if it was residential then the Floodre cover would be fine but as its a rental were not covered and i am told no provider will cover it?
How can there be no insurer for a BTL property in a medium risk flood area, surely not?

Anyway, if you are a miracle worked and can get this policy in place tomorrow then name your price as I will be taking it out. Any recommendation appreciated.

Just to add, the policy has to state it is in a flood risk area. I had one broker today but got me a quote with flood cover based on the postcode but the lender knocked it back as it didn't state in the policy that the insurer was happy with the flood risk. The bridging lender are being picky to say the least but surely there is one company who can do this?

Buy a landlords unoccupied policy excluding flood and then purchase a parametric flood policy from floodflash.
https://floodflash.co/us/

You need a broker and for the 3 month unoccupied policy, Vasek or Abacus will write this.

Any decent broker should be able to sort this for you.

I think Jon might have sorted this.. waiting on the lenders feedback.

I did originally do the above but the lender wanted the floodflash policy to match the rebuild val of £239k, when getting a quote from Floodflash it was £6500. Meaning if this was the only option it would be almost impossible to sell or refinance.
