New business ideas for a 10,000 SQFT industrial unit?

We currently have the option to take a 10,000 SQFT industrial unit plus outdoor yard space at a VERY reasonable price after factoring in business rates, dilapidations etc...

We have a few ideas on what we could do with the space - 3PL, self storage etc... however I wanted to run this past the business minds of PH for potential ideas we may not have thought of

We are currently in the ecommerce/digital marketing space, however, we have various different backgrounds and feel we could turn our hand to most industries, so nothing is off the table!

We may even start a running thread/blog on here to keep you to up to date on the new venture

Any idea of what people are willing to pay for indoor and outdoor storage?

Our concern would be we wouldn't be making full use of the space/height but something to consider

You can get car stackers for parking cars on-top of each other - but then that's a whole other level of investment versus parking 'on the floor'.

There is a place local to me that do storage for supercars (or any car really) this is what they charge....

to do it properly your going to need benpak autostackers, ctec chargers, some dewalt tools so you can swap winter and summer tyres and assemble legos, and access to topaz so you can get them washed and PPF wrapped for the owners.

Although his prices are eye wateringly 'proper' as well.

Certainly not in the £40-50 a month bracket of the 'Five Zeroes' club linked above.

Sounds stupid but the one in our local city must make a few quid its got 38 rooms I believe.

Hes been in the local paper advertising it recently as they have just moved premises

In fairness might not need all that.Plenty of people with running classics that don't want or need everything top end, but do want to put their cars away for the winter and have it moved about and started a few times over that period?

of course, its a good idea of what can be done, you can then trim it to your own specification

I looked in to doing car storage a few years ago (before covid). Edit: Yikes! It was 2016

Summary was I couldn't make the maths work if I was renting a unit. The successful car storage places already owned premises (family farm with spare barns, that sort of thing).

If you have got a very very good deal on the rent it might work for you, but that thread might also give you things (costs) to think about that might not have considered.

would be a better return to sell the land to a developer, NCP charge £35 a day to park

Lease it to farm machinery dealers .

They need loads of space because everything is big and heavy and need height so a combine can be driven into the workshop bay.

exactly this, in mot sure on the size. but our unit we would gent maybe 5 cars inside. and at those prices we would only just cover half our rent.

my idea would be to split it up into seperate units/workshops, that you could let inderpently to start ups. I run a vinyl wrapping buisness and before we found this spot there was very little availible under the rateable area that wasnt an office. all of the startups that arent office based really stuggle to find decent places.

Indoor go karting places seem to do well. Or as other have said, car storage (maybe with a service of managing maintenance/tax/insurance/roadworthyness)

This exactly our thinking atm. Storage is not off the table but we would rather roll the dice & invest time in learning a new industry that could net us larger returns even if the day to day is more involved
