Hello all
I am in rented accommodation presently. I ab about to purchase a house local to me, the purchase price is £212,000.
I own a small allotment that is freehold I bought back in 2009, and have recently taken 50% ownership of a small industrial unit with my brother.

Do these properties count, or am I exempt from Stamp Duty, as this is my first residential property.

I owned a industrial building and land but I was deemed a first time buyer for my house and stamp duty was not applicable so the answer is your purchase is stamp duty free I believe unless the law has changed recently.

Seems to be only residential property - if I'm right then at £212K there'd be no stamp duty:

The only person I would rely on to answer this is the conveyancing solicitor that you use to buy the property - it’s their responsibility to tell you the correct answer.

Interesting question, I think you don’t own residential property so are ok but do check.

You won't need to pay any stamp duty.
