In short, I have potential to lease 4 acres of land that are currently a dilapidated diy livery yard adjoining my house. Several buildings are no better than to be knocked down.

But, I'm not a horsey person, nor do I wish to be. I don't really want it to be an expensive playground for me and my son and would like to make a small return on my expenditure, but will suck it up if needed to have control over who uses the land.

It's tucked out the way, down a single track road and not overlooked. Nothing too disruptive, nor noisey.

probably not something you'd use the whole 4 acres for but storage yard in the form of containers? go for 150+ a month minimum on 20ft containers

First thing that springs to mind is a fenced in dog walking field which people rent by the hour.

Got some mates who'd pay cash, maybe put a little tarmac down, and a caravan or two..

You need to know what class of use the land has.

Old livery stables might mean that you cannot do a lot with it apart from equestrian without planning or change of use

You could put it to grass livery (but make them maintain the fences, remove the muck etc

Not sure on the state of the buildings but people give stables away so just transport and construction costs so 4 acres could do 2-3 horses depending on the land . Someone may pay for a private yard as long as you have hacking or a manège nearby

Other local farms do the following
- equine vet office (they travel to the animals )
- winter equipment storage (no idea how insurance works)
- builders storage (needs change of use)
- dog walking (has to be fenced)

It is equestrian land, part we may be able to seek change of use within reason.

The buildings are brick with a mix of sheet metal and one large one is asbestos sheet (most of which has collapsed in) outside of the cost of asbestos abatement, the rest would be relatively cheaply disposed of and the rotten sheds simply burnt.

It's rapidly becoming a "just sign and then figure it out" a real opportunity not to miss from a peace and quiet, happy home perspective.

What occurs to me is why the owner is willing to lease the land if without too much trouble they could do whatever you might do with it, in essence perhaps the best return on the land is made by leasing it.
Now if you want to ensure that you control any activity on the land etc, then I guess the price of leasing is perhaps worth it.
Also how long is the lease etc because you want to make sure you don’t put lots in and find the lease ending

I think the most compelling reason to lease a parcel of land adjoining yours is to stop someone else leasing it and doing whatever they like on it.

It's owned by a family member who lives in Aus now and keeps it's as an inheritance for their kids.

If possible get hold of it because I’m reminded of my friends in rural Buckinghamshire who were very pleased to have a house with someone else’s pasture at the end of their garden.
Sadly the rural idyll ended with traveller nappies been hurled into their garden.

Why is that?
Like any hobby population there will be good and bad but the PH prejudice against horses and horsey people is very strange. The same will be true of car enthusiasts, sailing fanatics and horse lovers
