Where possible, contractors will negotiate direct with their preferred hotel if they will require a number of rooms for an extended period of time. It's highly unlikely (being polite) that they'd even consider a room in a private house, their employees would not be happy. I certainly would not have even entertained it.
Where employees are provided with a subsistence payment and / or are simply working away they will look for the cheapest, most convenient, suitable standard accommodation themselves.

I contracted for several years and did both hotels and rented a room and he cost saving on the room was significant.
So if you get someone who is keen to save money you might get bites, given the col crisis it’s possible a lot..
Spareroom, have a peripatetic cast of contractors on the HS2 works.
Most are good lads just wanting to get their heads down; but a few 'characters' who want to shoot the village up!
Getting their details beforehand and calling the depots sorts that out pdq.
No probs so far, it's a gravy train.
