Started to hunt for a new office as we want to buy not lease I did wonder if building would be an option.

any one know of an online build cost calculator I can use to get some very rough figures?

£95 - £125 per sq ft depending upon specification, plus land costs . plus, well, costs e.g project managers, QS's etc

yep - he's about right, but find a good competent Architect and cut-out the Q.S !

Build it bigger than you need and lease out the excess.

Gives you a different revenue stream and allows for future expansion should you need it.

No axe to grind on behalf of QS's, but don't cut them out of the professional team. They are very good at keeping a close eye on contractor's expenditure and keeping the job on budget.

Where are you looking to buy? What size site do you need? Any special requirements, eg. large power lines, fibre optics, transport links etc. What would the budget be?

Mutt k has got it (about) right again, but if you can find a really good Architect with proper project management abilties, and if the jobs under £1 million, then he'll be able to do both jobs and save you QS's fee. Just make sure you're usinga Proper registere Architect (check him out at www.arb.org.uk)

(all IMHO of course !!)
