I need to get in touch with a decent architect, one that has the capability for bigger projects in the future but is happy to work on smaller developments to start with.

I need to get some architects drawings to the council... I know what I'd like to see on the site, but chances are it won't be suitable

Any advice on how to choose an architect greatly appreciated. I know they have to be RIBA qualified, but obviously you have slackers and superstars, just like any other industry.

surely you only need outline drawings to start with?

I can recommend some in the North London and Hertfordshire area.

Roughly how much is your project going to be worth.

Any chance you can let me know who you would recommend in Herts then? Much appreciated. Project would be around the £35-£45k mark I would imagine.

Yes, but would like to meet with architects/project management teams that have the capability to go through an entire project.

I can't have someone for a bit of this, someone else for a little job there.

I need to build a reliable team around me, I anticipate doing this kind of thing long term and would ultimately be looking for partners after a few projects.

In answer to RSV; This project will probably have a finished value of around £900k to £1m

but I have my sights set on a cracker for the next project, for which the finished value I expect would be somewhere around £35-40m

I just need my team.

Anyone with the capability to manage this kind of development please drop me a line.

I'm not trying to sound big or clever, just projecting finished values. This is by no means my forecast profit margin... mores the pity
