Hi.

Anyone in the business of selling houses?

We're about to list our flat with a second agency and I'm not sure how hard I can negotiate on the commission percentage.

Any comments?

(BTW, it should be an easyish sell even in today's market, we received and accepted an offer within 2 weeks at the first agency when we took it off the books after accepting this offer, which the prospective buyer has now dropped twice - the flat is well below other comparable properties too. Not the agencies' fault, but we want to spread ourselves and sell it to someone else now 'cos the first buyer was such a b-stard and we have lost 6 weeks pi55ing about).

The flat is empty with no chain too. Beaconsfield/Gerrards Cross area BTW.

If its that popular, why do you need a joint listing?

Cos we want to sell quickly and the first agency cover the high end of the market, these potential new guys cover a different demographic and slightly different area. It might still sell with the first agency of course. Nothing against them.

I'd really like an offer from someone else before the first buyers make a final decision - they now say 'oo we're not sure, we are going on holidays for 10 days and will decide when we get back'. This is after their offer has been accepted and we have incurred solicitors fees.

You'll end up paying multi-agency fees (which are much higher than your paying atm for single agency) if you bring in another agency, regardless of whether the 2nd agency sells the flat or not, look at your agreement with the 1st agency - it will be there in black and white.

It really depends on whether you want shot of it quickly or not, with the multi-agency deal you might be able to be more choosy with regard to your buyers.
