Gents,

Am buying a property in france, 4 beds, nice communal areas, pool, gardens etc. SW so decent weather.

Will be mainly using it for myself & family & friends but will need to let it for approx 5 weeks of the summer. (It currently rents for 10weeks successfully)

My question is, in order to achieve maximum rent I want to make it as attractive as possible. What would be a deciding factor in making YOU rent it for a holiday & would there be anything you'd pay a premium for ?

I will be putting in, decent appliances, stereo, tv, dvd's etc, decent beds, linen, towels. What other things would make you want to go there ? games room, decent coffee machine? welcome pack?

All suggestions gratefully received..

Nice idea Craig - good luck.
There is nothing worse than turning up somewhere with empty cupboards, tea/coffe/milk (bread?)etc. some fruit, maybe even a bottle wine would be good things to find on arrival. But most importantly a good local guide written by you or an open book that previous guests can fill in detailing tourist friendly restaurants, local shops for food and other places to visit.

Put me down for a couple of weeks in August

Nice one! Basically concur with .Mark

Currently looking into this area of investment myself.

You say summer lets, to French or English holiday makers? (they are different animals and have different requirements)

Like the sound of a games room, Hi Fi, DVD, Sat TV Sky & bring your own card!

Don’t forget the obligatory Barbeque.

Just a point make sure ALL of the equipment works and is in good repair.

We where staying in a Manor house down in Thiviers in September and the washing machine didn’t work! Along with a few other things

Right pain in the ar$e.

will only be for 4 or 5 weeks & almost definitely to the uk market.

There is already an inbuilt bbq, the games rm will probably have the usual, table tennis, pool, darts, music.

planning on a decent tv in lounge, dvd with 50 or so classic movies and in a couple of the bedrooms a tv/dvd combi for those "early nights"

also considering if its worth leaving a fun car there for me & possible rental, something elise like maybe although might be more of a pita than its worth.

I like the sound of renting and getting a fun car into the bargain. BUT I think the logistics of making it work as far as you was concerned would be a night mare. An old Beach buggy might be a better option than an Elise.

I can close this thread if you wish and link it to the other one. It's getting a bit fragmented.
