I'm more than likely going to need an industrial unit of around 1000sq ft for storage (but will need power and telephone line)in the North Kent/Maidstone area v.soon.

This is my first dip of the toes in this sort of area so would like to draw on the PH collective experience of what...

1) I should expect to pay per annum in rent for 1000sq ft.
2) How long I would be expected to have the lease
3) What other charges should I be aware of.

Also is the price shown per annum the fixed price or is haggling expected.

Thoughts appreciated.

I would expect rent to be between 5-8K PA dependant on location and condition/facilities (I rent one out 1500sq ft for £12K 10 years old nice estate and good facilities) you should be able to get a lease down to 3 years or as long as 15 if you really wanted it. You may have a service charge for the industrial estate normal between £300-£1K and of course business rates which as a rule of thumb I'd work on 50% of your rent plus services (water will normally be metered as well) for a 1000 sq ft unit I'd work all in on about £15K pa. Oh yes and don't forget most commercial leases are self maintaining there's no calling the landlord out if the boiler breaks or the roof leaks its all down to the tenant.

Thanks for your replies folks. I sort of wasn't surprised having done some more searching around. I think I will run the business from home for as long as I can (will please the better half no end!!) rather than jumping in to a unit right now - if nothing else it will help with raising the money to get the unit (don't like loans)

All that has been said is correct. It is worth pointing out that the longer the term of the lease the less the rent per sq ft.

Rents are negotiable, and before taking a unit do find out how much others are paying. As a surveyor acting for tenants I do find it remarkable how many tenants think they can do a better job with out a surveyor, and they often end up paying more.

If buying freehold don't forget that you can hold the property in your pension fund, the rent your pension fund charges the company has to be reasonable, but there's reasonable and reasonable!

Business rates are payable on all commercial property and there is a revaluation next year. By the way unlike omestic council tax when you pay business rates you don;t even get your bins emptied!
