P38 - 4.6HSE HRW+Driver's Seat Heater

Just acquired one of these. The heated rear window and driver's seat heater are not working. Apparently it is something to do with the box of tricks under the passenger seat.
I'm expecting this to be no simple and cheap fix - new control units,etc,etc. So is there a way around this? Surely a fused live to the switch and then the HRW is going to work? Similarly with the seat?
In other words can I bypass this gismo that controls all?

How high is the mileage .... mine's coming up to 100K and the seats don't work because the heating filaments inside have snapped through wear. Its a fairly big job to strip down the seats to repair the fault (if that is your problem)

ETA: yes they all had air suspension (unless its had an aftermarket spring conversion). It should go up and down on teh air springs when you press the button in the middle of the dash)
